Listing Side transaction

$399.00 per transaction

  • Open escrow, obtain file number and request the Escrow Instructions, Commission Instructions, and Preliminaries
  • Contact all parties and introduce our role in the transaction as your Personal Closing Facilitator
  • Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures, and broker information
  • Supply the executed Purchase Agreement to all parties involved in the transaction
  • Enter all of the contacts, appropriate dates into the calendar, so all parties are involved. 
  • Prepare a Full Disclosure Package including all of the required compliance forms, broker forms and documents - we will then deliver these directly to you and/or your seller
  • Provide a completed Seller Disclosure Package and deliver to the buyer's agent and monitor a timely return, as well as ensure that all contract timelines are adhered to
  • Send copies any other reports to buyer's agent and to escrow
  • Order any requested escrow amendments
  • Secure storage of all disclosures, documents, and reports as they are received or fully executed throughout the transaction
  • Keep all parties aware of upcoming deadlines and important dates
  • Ensure all escrow has received all documents including the termite report, zone report, home warranty invoices, commission instructions, and any other required documents
  • Track escrow timeframes for receipt of earnest money deposit, delivery, and return of escrow packages, and delivery of HOA documents as applicable
  • Make sure all disclosure and reports have been provided and ensure that all signatures, initials, and dates have been completed
  • Maintain weekly contact with all parties involved for status updates as well as items needing attention or that are outstanding
  • Fully complete and deliver the completed digital paper file (PDF) to you or your broker

  • Create MLS Listing
  • Review the Preliminary Title report
  • Schedule all Appointments (home inspection, termite, final walk thru, etc)
  • Prepare request for repairs or any changes to contract

  • Review the Draft Escrow instructions
  • Review the Preliminary Title Report
  • Schedule all Appointments (home inspection, termite, final walk thru, etc)
  • Negotiate repairs or any changes to contract
